Engineered Environment is a multi-disciplinary MEP Building Services Engineering Consultancy based in London with more than 100 years of combined experience between the partners.
Our practice offers many forms of service but its core business is the design of Mechanical, Electrical, and Public Health Building Services.

Established in the spring of 2022 we have been at the forefront of engineering sustainable and technologically advanced Mechanical, Electrical and Public Health systems including recent sustainability and design award winning buildings for global brands and private clients.

WHAT WE DO
Client supervisor / Technical advisor
Working closely with all client team members, technical advice and supervisory roles are carried out to ensure the design, installation and commissioning of MEP systems is in line with the employer’s requirements and perform optimally.
Building Services Design
We design engineering applications suited to any specific client demand including detailed mechanical, electrical and public health systems plus life safety system performance specifications.
Our detailed designs utilise a range of technologies and design aids, including BIM modelling and dynamic thermal simulation.
Energy & Environment
We assist you in measuring, managing and reducing energy consumption and carbon emissions.
Through our survey, validation and design services, we can produce your Net Zero roadmap by analysing building occupancy and performance, review energy usage and system condition allowing us to specify a series of enhancements to the controls, systems and equipment.
Our abilities in Building Physics allow for creation of sophisticated computer models to undertake performance testing and optimise spaces. This is an essential tool which – if embraced by all involved in the design process – results in high-performing buildings.

System validations
We offer comprehensive and detailed validation surveys that assess a building's operational performance against its original design strategy indicating the potential life expectancy of plant and systems or to validate shell and core system performance prior to a category B fit out. Our M&E surveys can include the isolation of mechanical plant and electrical circuits for detailed inspections/tests.
Pre-acquisition condition surveys
Conducted by our chartered services engineers, our survey reports cover all external and internal services. We will advise upon the condition of the plant, infrastructure and ancillaries, lifecycle costs, advice on refurbishment or improvements and repairing obligations.

Landlord & tenant
dilapidation surveys
We inspect mechanical, electrical and public health installations against the repairing and reinstatement obligations in the lease, at lease end or during the term. Acting for landlords or tenants, we prepare or respond to the building services section of a schedule of dilapidations, with costed remedial works, and support negotiations with surveyors and solicitors.
Asset identification surveys
We record each item of plant and equipment on site – location, type, make, model, serial number, capacity and condition – and tag assets where required. The resulting asset register can be imported into CAFM systems and planned maintenance schedules, and gives a reliable baseline for lifecycle planning.
Lifecycle, PPM & CAPEX surveys
We assess the condition and remaining life of building services plant against CIBSE Guide M benchmarks and produce a costed replacement programme, typically over 10 to 25 years. Works are prioritised by risk and condition, helping owners and facilities managers plan capital expenditure and set up or review planned preventive maintenance (PPM).
